DrainsCo provides full drainage design and installation for new residential and commercial builds. We work from architect’s plans or conduct our own site survey to design a drainage layout that meets Building Regulations Part H, connects correctly to the public sewer or private treatment system, and accounts for ground conditions, gradient requirements, and future access for maintenance.
Our new build service covers foul drainage (waste from kitchens, bathrooms, and toilets), surface water drainage (rainwater from roofs, driveways, and hard-standing areas), and combined systems where appropriate. We handle the full process from design through to Building Control sign-off.
Extending your home almost always requires modifications to your existing drainage system — whether that’s rerouting pipes beneath the new footprint, adding new connections for additional bathrooms or kitchens, or installing a new soil stack. DrainsCo surveys your existing drainage, designs the necessary modifications, and installs everything to comply with Building Regulations before your builder closes up the groundworks.
Our drains engineers also handle drainage for loft conversions with new bathrooms, garage conversions, garden offices with plumbing, and basement developments.

For properties with aging, deteriorated, or repeatedly failing drainage systems — particularly those with original clay, pitch fibre, or cast iron pipework — a full replacement may be more cost-effective than ongoing repairs. DrainsCo excavates and removes the existing system and installs a complete new drainage network in PVCu or vitrified clay to modern standards.
Full replacements include new inspection chambers, correctly graded pipe runs, connections to the public sewer or septic system, and all necessary reinstatement. The entire installation is covered by our 10-year guarantee.
A soakaway disperses surface water (rainwater) into the ground rather than the sewer system. DrainsCo designs and installs soakaways to BRE Digest 365 standards, including percolation testing to confirm your ground conditions can support infiltration. We install crate-based, rubble-filled, and geocellular soakaway systems depending on the available space and required capacity.
Soakaway installation is often required for new builds, extensions, and driveway/patio projects to meet planning conditions for sustainable drainage (SuDS compliance).

Persistent waterlogging, standing water on driveways, flooded gardens, and damp at the base of external walls are all signs of inadequate surface water management. DrainsCo installs channel drains, French drains, linear drainage, and catchment systems to redirect surface water away from your property and into an appropriate discharge point.
DrainsCo engineers also install agricultural-grade land drainage for larger properties, smallholdings, and commercial outdoor spaces suffering from poor ground drainage.
DrainsCo delivers drainage infrastructure for restaurants, hotels, retail developments, schools, warehouses, and industrial facilities. Commercial installations include grease trap integration, interceptor chambers for vehicle wash-down areas, trade effluent compliance systems, and mains-scale pipework rated for high-volume discharge.
DrainsCo expert professionals work alongside main contractors and project managers on scheduled builds and provide standalone installation services for fit-outs and refurbishments.

All drainage installation work in England must comply with Building Regulations Approved Document H (Drainage and Waste Disposal). This covers pipe sizing, gradient, depth of cover, proximity to buildings, connection methods, and testing requirements.
DrainsCo designs and installs every drainage system to meet or exceed these standards. Where your project requires a formal Building Control application, we prepare the necessary documentation and coordinate inspections on your behalf. For projects involving connections to the public sewer, we handle Section 106 applications to the relevant water authority.
Key regulations DrainsCo installations comply with:

Yes. Any new drainage installation or significant modification to an existing system in England requires compliance with Building Regulations Part H. This includes new builds, extensions, additional bathroom or kitchen connections, and changes to the point of discharge. DrainsCo handles the design and Building Control coordination on your behalf.
Yes. DrainsCo installs private drainage solutions including connections to septic tanks, sewage treatment plants, and cesspits. We assess your site, advise on the most appropriate system for your location and soil type, and handle Environment Agency consent applications where required.
Yes. DrainsCo can produce drainage design plans suitable for inclusion in planning applications and Building Control submissions. Plans include pipe routes, gradients, chamber positions, connection points, and surface water management details.
A soakaway is a below-ground structure that allows surface water (rainwater from roofs and hard surfaces) to drain into the surrounding soil rather than entering the sewer system. Most new builds, extensions, and new hard-standing areas (driveways, patios) require a soakaway or alternative SuDS solution to meet planning and Building Regulations requirements. DrainsCo carries out percolation tests and designs soakaways to BRE Digest 365 standards.
